Frequently Asked Questions

Are there currently any offices available to rent?

Due to high demand for our premier location, our standard private offices (such as the 250 sq. ft. suites ) are highly competitive and rarely become available. We recommend contacting us immediately to check current availability or to be placed on our priority waitlist.

What is included in the monthly rent?

Our leases are 100% all-inclusive for standard office use. Your monthly rent covers water, standard building maintenance, and electricity for normal business operations. Please note that high-energy operations—such as cryptocurrency/data mining, server farms, or non-standard electrical equipment—are strictly prohibited.

Are rates and availability guaranteed?

Due to high demand, all office availability and pricing are subject to change. An office is not considered secured until a formal lease agreement has been signed and the required deposits have been received.

Is internet provided?

Yes. All suites feature plug-and-play, pre-installed high-speed internet infrastructure with direct network connectivity directly to the wall jack in your office.

What lease terms do you offer?

We require a standard 12-month minimum commitment to lock in base promotional rates. Short-term or flexible arrangements may be available at adjusted rates, subject to operational fit and business verification.

What shared amenities are available to tenants?

Tenants enjoy full access to a clean, fully equipped shared break room and well-maintained building restrooms.

Where do my clients and I park?

We offer ample primary parking directly in front of the main entrance and along the side of the building. Additionally, there is unrestricted overspill parking available in the city commuter lot located directly behind the property.  (Please note: Building management is not responsible for theft, damage, or loss of property occurring in the parking areas. Please secure your vehicles.)

How is mail handled for my business?

All lease recipients are provided with access to a dedicated on-site mailbox for their suite. Please note that we do not provide mail forwarding, sorting, or reception services. Tenants are responsible for managing and collecting their own daily mail.

What sizes are the office spaces?

We offer a range of sizes, from efficient 115 sq. ft. private executive suites (perfect for a solo practitioner or remote worker needing focus) up to generous 960 sq. ft. versatile open layouts suitable for collaborative teams or customer-facing setups.

Can I modify or customize my office space?

Our larger suites feature premium finishes, such as luxury vinyl plank flooring and abundant natural light with custom vertical blinds. Any structural or significant modifications must be approved by building management prior to installation.  Upon the termination of the lease, tenants are responsible for returning the suite to its original condition, standard wear and tear excepted

Are there rules regarding noise and shared spaces?

Yes. The Offices at the Herald is a professional, shared work environment. All tenants are expected to maintain a respectful noise level and adhere to professional conduct. Loud music, disruptive activities, or strong odors that interfere with the quiet enjoyment of other tenants are strictly prohibited.

Is the building secure, and when can I access my office?

Tenant safety and security are our top priorities. The exterior doors of the building remain securely locked at all times. As a tenant, you are provided with 24/7 secure access to the building, allowing you to work early mornings, late nights, or weekends with complete peace of mind.

How do my clients and visitors enter the building?

Because the building is secured 24/7 for tenant protection, there is no open public access. Tenants are entirely responsible for managing their own visitor traffic and must personally grant access to their scheduled clients, guests, or delivery personnel upon arrival.

Are there security cameras on the property?

Yes. To ensure a safe and professional environment, the property is equipped with 24/7 active security cameras monitoring the exterior, entry points, and shared common areas. (Note: Cameras are exclusively for building security; your private office suite remains completely private).

What happens if I lose my building access key?

For the security of all tenants, lost keys or access fobs must be reported to building management immediately so the building can be made secure.  A replacement fee will be assessed for any lost physical keys or digital access fobs, and tenants may be responsible for re-keying costs if deemed necessary for building security.

Disclaimer: The information provided in this FAQ is for general informational purposes only and is subject to change without notice. All rentals, amenities, and building policies are strictly governed by the terms and conditions outlined in the formal Lease Agreement.

Disclaimer on Utilities: All-inclusive utilities are provided for standard professional office operations. High-energy consumption activities (including but not limited to cryptocurrency mining, data centers, or unauthorized heavy equipment) are strictly prohibited and constitute a violation of lease terms.

Disclaimer on Mail: Building management provides mailbox access but assumes no liability for lost, stolen, or misdelivered mail and packages. Tenants are solely responsible for coordinating their own deliveries and package signatures.

Disclaimer on Internet & Network: While we provide high-speed network infrastructure, internet service is subject to third-party provider reliability. Building management is not liable for business interruptions due to ISP outages, nor are we responsible for tenant network security, data breaches, or hardware malfunctions. Tenants are encouraged to use VPNs and manage their own cybersecurity.
